Corey graduated from James Madison University in 2003 and has been active in the Richmond home industry ever since. From selling to developing and now building, he is well versed in all aspects of new home construction. In his free time, he’s an avid outdoorsman and enjoys spending time with his wife and three kids.
Tom Manuel
Superintendent
Tom has over 35 years of experience in the residential construction industry. A perfectionist to the core, there’s no one better to entrust with the completion of your dream home. When he’s not on our job sites he loves to get away from it all by going camping or salt water fishing with his wife.
Marlo Bach
Selections Specialist
Marlo is our selections superstar. Her love and enthusiasm for design shines through in every home we build. If she’s not busy decorating a model or helping our homeowners select their lighting fixtures, she’s somehow finding time to raise two adorable little girls with her husband. Make sure to say hi to her next time you’re in Target!
Shawn Campbell
Warranty Specialist
Shawn is South River’s Mr. Fix-It. He loves working hands-on; solving problems, putting things together and going through our homes to make sure every last detail is finished to perfection. In his down-time he loves completing wood-working projects or going camping with his family.
Darrell Branch
Draftsman
Darrell is a true asset to the South River Custom Homes team as our in-house draftsman. With over 20 years of architectural experience, he brings incredible knowledge, creativity, and attention to detail to every set of plans he creates. When he’s not designing his latest masterpiece, Darrell enjoys spending time with his family and beloved pets.
Tyler Foster
Superintendent
Since 2019, Tyler has been an integral part of South River Custom Homes, building a wealth of industry knowledge along the way—while also earning his Business degree from JMU. In his role as Superintendent, Tyler brings fresh ideas, thoughtful problem-solving, and contagious energy to every project, helping homeowners feel confident throughout the building process.

Since 2015, Heather has been helping clients bring their custom dream home visions to life. She loves the building process and finished product so much that she even built her own dream home with SRCH! As a Realtor with Valentine Properties, she also brings valuable resale expertise to help clients make confident decisions. When she’s not working, she loves spending time with her husband and three kiddos.

We start with a solid floor plan
Designing Your Home on Your Land
Building a custom home on private land begins with understanding the property itself. Our team works with you to evaluate your homesite, considering the natural features, orientation, and surroundings to determine the ideal location for your home.
Once the site is established, we guide you through selecting a floor plan that aligns with your vision, lifestyle, and the unique characteristics of your land.
From there, we begin the exciting process of “building your home on paper.” During this stage, we meet with you to review all included features while exploring the personalized details that will make the home truly yours—from granite countertops and upscale appliances to hardwood flooring, detailed trim work, and other custom finishes.
Every decision is made with the goal of creating a home that is thoughtfully designed for both you and the land it will sit on.
Your Path to a New Home
Building a home is an exciting journey, but it can also feel overwhelming. Our team is committed to guiding you through every step, from the earliest concepts to the day you move in.
The process begins by selecting a floor plan that reflects your lifestyle and goals for your home. From there, you will choose the homesite where your home will be built and begin personalizing the design with any plan modifications and features that fit your vision. Once your home’s design and selections are finalized, we prepare and sign the construction agreement and submit the plans to the county for permitting.
After permits are approved, construction begins. The foundation and slab are installed, followed by the framing of the home. As the structure takes shape, you will meet with your superintendent for an electrical walkthrough to confirm outlet locations and other important details. From there, insulation and drywall are installed, and the home begins to come to life as interior and exterior finishes are completed.
As construction nears completion, final touches and landscaping are installed to prepare the home for move-in. Before closing, you will walk through the home with your superintendent to ensure everything meets expectations. Once closing is complete, the keys are yours—and your new home is ready to begin its next chapter with you.
